Under seven square miles and about 22,100 people, roughly three times the density of 06824. Tunxis Hill, Stratfield, Holland Hill and Grasmere, the Black Rock Turnpike corridor and Kings Highway East. Smaller lots, smaller bathrooms, a lot of two, three and four family houses and a substantial amount of condominium stock.

Median build year 1960
Postwar Bathrooms and Mortar Beds
With a median build year of 1960, most original Fairfield bathrooms were built the same way: a poured mortar bed over wire lath, often on board subfloor rather than plywood.
Taking that out drops the finished floor an inch or two, which changes the threshold and sometimes the door swing. Joist spans from that era also predate what we would now expect for tile, and considerably predate what natural stone wants, so the framing gets checked before the material is chosen rather than after.

What Is Under the Vinyl
Around three quarters of Fairfield’s housing predates 1980, so old resilient flooring and adhesive are common finds. The EPA lists vinyl floor tile, the backing on vinyl sheet flooring and their adhesives among materials that may contain asbestos, and advises never sanding, levelling or power stripping them.
We do not disturb it on assumption. If we open a floor and find it, we stop and show you what is there.

Elevated Houses at the Beach
More than sixty homes in Fairfield’s beach neighborhoods have been raised since Superstorm Sandy, and demolish and rebuild work in the shore blocks was still going through the town in 2026.
An elevated first floor is a different substrate from a normal one. It sits over vented, unconditioned space with winter air moving underneath, not over a heated basement. Tile set on a cold deck that moves seasonally needs an uncoupling membrane, a properly detailed waterproofing layer and real movement joints. Treating it like a floor over a warm basement is how those installations crack.
If your house sits on South Pine Creek Road, Pine Creek Road, Fairfield Beach Road, Reef Road, Oldfield Road or anywhere in the shore blocks between Sasco Hill and Ash Creek, this is the conversation worth having before anything is ordered.

Landlord, Condo and Student Rental Work
Fairfield has a real rental market, which the estate towns do not. Nine percent of the town’s housing sits in two to four unit buildings, and the town’s own plan describes Tunxis Hill as a dense post war grid with a high concentration of two, three and four family houses, and the shore area as quarter acre lots with many two family homes.
The town’s plan also notes that the shore area is home to many students sharing single family houses. Fairfield University and Sacred Heart University are both inside the town line and are the town’s second and third largest private employers, with a combined student body over ten thousand.
That is turnover work with its own rules: small bathrooms, fixed budgets, hard dates tied to lease changes, and specification that favors durability over showpiece finishes.

Septic in Greenfield Hill and North Southport
Roughly fifteen percent of Fairfield homes are on on-site septic, and they are concentrated in two of the town’s most desirable areas. The town’s own plan states that Greenfield Hill is served by private septic on public water, and that Southport’s one acre single family areas north of I-95 are generally not on public sewer.
If you are on septic, moving a toilet or adding a bathroom is a plumbing and site question before it is a layout question. We scope the tile plan around what the house can actually take, which is usually a better use of the budget than fighting the drainage.
Coastal Winters
Entryways, Steps and Coastal Freeze-Thaw
The nearest long record station shows about 92 nights a year at or below freezing but only 18 days that never climb above it. The Connecticut shore is a high cycle, shallow freeze climate: it crosses the freezing point constantly rather than staying frozen. Add 33 inches of average snow and a winter of de-icer tracked onto entry tile.
For front steps, stone treads, patios and pool surrounds in Southport, Sasco Hill, the shore blocks and along the Post Road, that means frost resistant vitreous tile rather than merely low absorption tile, full mortar coverage with no voids to hold water, and generous perimeter and field movement joints.
